Please note that as counsel for the unit of local government bringing the foreclosure action about which you are inquiring, Zacchaeus Legal Services or the court-appointed commissioner of the sale cannot advise you regarding this matter. For all questions regarding the legal effect of the tax foreclosure action, including but not limited to the condition of the title of the parcel being sold and the procedure for the sale, please refer to the Notice of Sale published and posted in regard to the parcel in which you are interested and seek your own counsel.

The Doctrine of Caveat Emptor, or “Buyer Beware,” Applies to Tax Foreclosure Sales

Caveat emptor is Latin for “buyer beware” and the Doctrine of Caveat Emptor in North Carolina Law means, bluntly put, that you are on your own when bidding on and purchasing parcels at a tax foreclosure sale. It is on YOU to understand the law that pertains to tax foreclosure and the title, features and condition of the parcel upon which you are bidding.

Property Sold Subject to the Following Matters

Each sale is made subject to all outstanding city and county taxes and all local improvement assessments, including penalties and accrued interest on the same, against the property that are not included in the judgments authorizing the sale. Each sale is also subject to upset bid as set forth in N.C.G.S. Section 1-339.25.

Do Not Rely on any Addresses Associated in any Manner with this Sale

Sometimes an address or addresses are associated with the parcels for sale on this page. As an example, if the Clerk’s Office in the county where the parcel is located is part of the eCourts system, an address must be entered before the Clerk’s Office will accept our documents for filing there. Another example are addresses listed on the county tax office property cards or other documents on file there, or as part of their GIS mapping system. Zaccheaus Legal Services, when possible, even lists an address as part of this Property for Sale page. DO NOT RELY ON ANY ADDRESSES SHOWN. Addresses associated with a parcel for sale are listed as a convenience and without warranty as to their accuracy. SOLELY RELY ON THE LEGAL DESCRIPTION to determine where the parcel upon which you are bidding is located on the ground.

Where to find information regarding the amount of the opening bid

When we do have a sale scheduled, you may go to the link below (see "I AGREE") on the day before the sale to view the opening bid which will be shown with its respective notice of sale.

Warning - 20% Cash or Certified Deposit Required!

Please note that a cash deposit of 20%of the highest bid is required immediately upon conclusion of the sale at the courthouse. In addition, the successful bidder will be required to pay the balance of the purchase price, as well as the recording fees and revenue stamps assessed by the County Register of Deeds, before the sale is confirmed.
